Position

A better energy rating does not repay a demolition.

The standard viability assessment counts operational emissions and ignores embodied ones, because operational emissions have a price and embodied emissions do not. The result is an industry that reliably concludes it should knock a sound building down and put up an efficient one.

At Porto Atelier the arithmetic was stark. Rebuilding the 1927 frame in new concrete would have cost roughly 4,180 tCO₂e — thirty-one years of the finished building’s entire operational footprint, spent before anyone moved in. We retained 91% of the structure and accepted an eleven per cent delivery premium.

Every Aurelis project now publishes a whole-life carbon assessment at planning stage, including the counterfactual we rejected and the assumptions behind it. If our numbers are wrong, we would rather that were visible.

    Every project publishes a full RICS-methodology whole-life carbon assessment at planning stage, including the counterfactual we rejected. Assumptions published alongside results.

    Retention before replacement

    No site with a structurally sound existing building is acquired for demolition. Where an existing frame can carry the programme, it will be retained regardless of the delivery premium.

    Zero waste to landfill

    All construction waste across the portfolio diverted to reuse or recycling, verified by third-party audit at every site, with monthly reporting made public.

    Including embodied carbon in materials and the full construction supply chain. No offsets counted toward the target before residual emissions fall below 10% of the 2024 baseline.

Every project designed since 2019 has been delivered to third-party certification, without exception and without a single project taken to site under a waiver. Certification is a floor, not a target — several of our schemes exceed the credit thresholds by a wide margin in categories that were never assessed.
